Single Storey vs Two Storey – Which Extension is Right for You?

The first consideration with any extension is what you want the space for. If you’d simply like to add another living area or office, a single-storey extension will usually suffice. The same is true for kitchen extensions, which are one of the most popular ways to use that extra space.

However, many home extensions also require more bedrooms and bathrooms. Maybe you’re growing your family and don’t want to move. Or perhaps you’d simply like more space for guests and less time spent waiting for other people to finish their shower.

While you could conceivably add bedrooms or a bathroom at ground level, it might be detrimental to the look and feel of your home. Instead, a two-storey extension provides that much-needed extra space on the second level of your home, perfect for bedrooms and a bathroom. That’s all paired with the same additional space downstairs.

Comparing the costs of single- and two-storey

Your budget is vital for any decisions about your house extension, including the choice between one or two storeys. Thankfully, the bulk of the costs with any extension come from the ground floor, given that it requires foundation work.

That means, despite two storeys offering double the size, it’s not double the cost. As a broad rule of thumb, most two-storey extensions cost around 50% more than their single-storey counterparts. In other words, two-storey extensions are more cost-effective per square metre of space you’re getting, giving them a higher cost-to-benefit ratio.

All of that said, the single-storey extension cost could use all of your budget and, unfortunately, budget restrictions trump everything else. If that’s the case, you would either need to go for a single-storey extension or wait until you can push your budget that bit higher if your heart is set on two storeys.
